How to Sell Your Home Fast in a Bind, Even For Sale By Owner
Realtors target “FBSO’s” or for sale by owners every day! They call them, harass them, act like jerks just to try and get them to list their home with them. As a Realtor for almost five years now, I can’t say I’ve never targeting FSBO’s, but I have written letters, introducing myself, and offering my services if needed.
Most of the strategies that are used are just to lure you in. If someone takes the time to legitimately help and develops a meaningful relationship, that’s different. I’m talking about the ones who could care less about you. They solely just want to list your home because of its other sale. It’s played out, and a new strategy n developed. That’s when it hit me.
How can I help a For Sale By Owner? Most people who look to help without expecting anything in return, are looked at like we are crazy. But, this how you build a network. So many Realtors are secretive about what new product they are using or what has been working for them, it’s comical.

But I don’t care. If you listen to what I have to say, I’m sure you will make a lot more money than if you tried to handle a sale without some advice. I’ve sold personal homes before, and the last one I did… I was so sure I priced it right, I agreed that I would drop the sales price to whatever the appraised value was. I later found out; it appraised right on the dot.
If there is one thing you can take away from this, it’s the importance of pricing. Asking way more than it’s market value is a waste of time. Homes are getting their value from comparisons of similar homes that have recently sold in the past six months. They adjust the value per different factors from square footage, condition, age, area, and comparable home prices. Speaking of square footage…If you are going to be a FSBO you need to pull your tax record from the GIS in the county you live in. This will give you an idea of what is on the public record about your property
Declutter Depersonalize and Deep Clean
I’m digging deep into my pockets on this one. We will start with decluttering….. some people just don’t understand the concept of decluttering. This is decluttered…. (It’s also brand new, but!) It’s not cluttered… and is much more appealing than having personal items everywhere. Put yourself in the buyer’s position and mindset. You have to create a feeling of home for anyone that walks in. It doesn’t feel like home with other people’s family pictures on the wall. I’m not saying they aren’t great pictures. It’s just much more appealing without them.
Once you have hopefully decluttered to a minimum and have staged your home and created that “home” feeling for anyone who walks in, they can picture themselves living there, having a family, or retiring, whatever the situation is. Now it’s time for a deep clean—top to bottom. Have your carpets cleaned and raised, upholstery cleaned cabinets, floors appliances….. everything.
Fix Known Issues
This is another reason for a buyer to hammer you while negotiating, I know I would. The goal is to give them the least amount of reasons as possible. Knowing a good handyman or contractor is huge. Don’t try and hide something significant that a home inspector could and most likely will. You could end up in breach of contract and going to court. Once everything, in place, clean, decluttered, and depersonalized. It’s time for pictures. It can cost anywhere from $150-$1,000+ for pictures, or marketing material.
Please, for the life of me, stop using those cheap red signs that say, “Hey, come and try to get a deal and rip me off.” Invest in a quality sign somehow. One of the single most important parts of the puzzle… Hire a professional photographer if you don’t know what you’re doing 100 percent. Depending on the value of the home…… If you live in a four thousand square foot home on the lake. Spend the money and hire a luxury photographer, videographer, drone operator, professional home measurer. ENVISION Photography is whom I would always recommend.
Now, you need to have everything ready to go before putting your home active on Zillow, Realtor.com, Trulia, Movoto, Facebook, as many sites as possible! The more people that see the home online will either like it or click right past it. That’s not good and usually means the house is well overpriced even to get any interest. In hot markets, especially Charlotte, you have a golden two weeks. If you haven’t had any offers by then, I would advise dropping the price. A five thousand dollar price drop can send a message out that you are motivated.
Price Your Home Right.
Price it right, or maybe a bit lower just to receive as much attention as quickly as possible. A considerable role also plays in location and how fast homes are selling near you. I could look at statistics on an area and the past six months of sales if the previous four sales were on the market for five days on average. You have a very desirable neighborhood, so you better take advantage of it. The market doesn’t lie.
Price is the only thing that can offset anything. If you’re wondering why your home hasn’t sold, and you’re in the Charlotte area, you’re asking too much. When it sits for a couple of weeks….. People start to think, “something must be wrong with it.” It drops the value even more. Next thing knows you’re getting nothing but lowball offers.
Hire a Professional or Do it Yourself?
There is much work that goes into selling a home or just getting it ready for the market. If you believe you can handle it, you can save a lot of money!
Make worth with what you have. Not everyone has beautiful homes like these. You can still make the best with what you do have. Make sure you have the proper paperwork and required information on your property readily available.
Always Remember… Price Can Negate Everything
People always say a home is worth what someone is willing to pay for it. That’s if everyone has cash. Appraisers will have the final say on the value of the property. Don’t be a dealbreaker over a couple thousand and a real estate deal will go much smoother, especially if both sides are willing to give a little.
